1. USE A HIGH-QUALITY CAMERA

While smartphone cameras have come a long way since their inception, they aren’t the best devices for taking the high-quality photos necessary for a real estate listing. Your best bet is to buy or borrow a high-quality digital camera to take the photos you’ll post in your listing. Any point-and-shoot digital camera with 5 megapixels or better will do, although a digital SLR camera will give you the best quality images. 

2. STAGE YOUR HOME

Staging your home is important as it lets a buyer picture themselves and their belongings in your home. Remember, it’s all about the space and not the things in your home that are important. To that regard, remove any clutter (like kids’ toys, refrigerator magnets, shoes, etc.) and make sure everything is clean and neat. 

3. EMBRACE NATURAL LIGHTING

Allowing as much natural lighting as possible to flood your home makes for great pictures because it makes the rooms appear bright, cheery, and larger than they are. Open all the window coverings and avoid taking indoor shots on gloomy days or in the evening. Try not to use the flash as it can leave dark shadows in weird places. 

On the other hand, try to take outdoor photos on overcast days because the lack of bright natural light will eliminate shadows on the exterior of your home. 

4. TAKE PHOTOS FROM AN ANGLE

When taking photos of the inside or outside of your home, try to take them from an angle rather than straight on as it will add depth to the image and give the buyer an idea of the size of the home and its rooms. 

5. EDIT THE PHOTOS BEFORE POSTING

Before posting your photos on your listing, be sure to look at them closely and edit them as needed. There are plenty of free photo editing websites you can use that will let you crop, adjust color and brightness, and remove flaws for free.
